Hunting lease that just became available

I spoke to a good friend of mine over the weekend that runs an incredible hunting property. His leasers had to back out on him for this season, so his property is currently available. I confirmed with Jackalope that it was alright for me to post here about the property availability. Here's a breakdown of the property:

-475 acres in total, Athens County, OH
-20 minutes from Athens, OH
-13 total acres in food plots
-mix of fall and winter food sources
-intense management of the property for nearly 20 years
-2 Redneck Blinds in place over large food sources
-lodge area INCLUDED (sleeps 6, full kitchen)
-archery hunting only
-$21,000 for up to 6 hunters total

He sent me some photos to post with this information. Some recent kills from the last group that leased his ground:

$44/Ac is absurd no matter how good it is IMO. I'd probably feel differently if I had a spare $21K that I didn't know what to do with...
Even if I had $21 K I'd definitely pass... I can go hunt elk for that kind of money... Plus wasn't Athens hit hard with EHD... I sent out roughly 125 letters this spring to Ohio land owners offering between $30 and $40 and acre... All small pieces around 50-70 acres and not one response... Guess I don't hunt Ohio this year...

If the lodge has a shower and a toilet...I could see this being worth it for a traveler. $125 a night for hotels adds up fast!

True. I kind of discounted that in my response. Worst case, it saves someone $2-3K (16-24 hotel nights). That's still valuing the hunting at well over $35/Ac. I never imagined it would get over $25/Ac, but there are no ceilings in the world of supply and demand, so I really shouldn't be shocked.

He's leased it to only a couple of groups in the time he's leased it, and both were from out of state so the lodging on site was a big plus for them.

Sounds like this place is all set with everything but the fence. I am well known for my dislike/hate for leases. This one seems like all the hard work is already done. Show up with a bow and hunt. I bet I put over $4,000 a year into eating out. That's $77 a week. Hell, my blue collar ass spends that on gas station food a week!
