Not to hijack your thread but have you done any metal detecting around the old house? I find a lot of good stuff around places like that. Something to consider before selling.

Yes, both blends I noted are annuals but literally just till it up, spread the seed, and press it in the dirt with a yard roller or your 4 wheeler tires and you are done. I typically do it the day before expected rain.

We have good luck with Zin Master from Eden Brothers. The attached photos are Zin Master but we also like Cosmic Zen mix from the same company,but I do not have a pics on my phone of that mix.

I had woman walk into my house almost two years ago with multiple gsw's and a slash to the neck. We live in a secluded area with great neighbors, as I was tending to the victim my wife was armed and ready, the last thought on our mind was insurance. But maybe we should rethink it.
