Timber pricing

Anyone get standing timber priced lately?

Brother in law is wanting to get some black walnut and white oak cut.

Being offered ~$3.50 & $1.80ish a board foot. He's seen other woods this guy has harvested from and likes the end result but wants to make sure the price is fair.

I'm interested seeing what he gets since loggers prices generally never move much. Price of land has skyrocketed, price of gas, price of everything you buy on this earth has went up drastically. Price of cheap trim is insane. Seems a logger still can buy trees at the same price as 1995...
