Family farm potentially selling

Gentlemen we are seriously considering selling the farm. We love it, but don't really have much family up there anymore and this could speed up our retirement. Just getting ideas on doing it.
The house is old and needs remodeling, but it is livable.

I don't know about the asking price yet, I am researching what other parcels have been selling for.

Have thought about it, but cashing out we can be closer to retirement and moving close to our expected grandson.

I've personally been to this property and it is nice. House isn't falling apart, but it does need a serious gutting or just build another house. It is your typical old farm house with small rooms and not very open. Make that field CRP and I believe it could be a hell of a place to grow deer. I would be really interested if this was 2034! I just can't justify it right now. Good luck with the sale clay. I would be interested in buying you blind if you decided to sell it separately.

So I have been looking around, doing some research on what people are asking for property and it is all over the place. Some of these people have had smoke blown up their butts by realtors. I mean if someone wants to pay me $7,900 an acres, lets go.

That is about the average going rate for land without a house or utilities run to the property around my neck of the woods. I've seen from $6,500 - over $10,000 based on location and desire to sell. I don't think that would be too far off base for that size parcel! Those Californians are moving to the Midwest. Buying a property with a house that old to renovate would be a status symbol for them. They are selling tiny bungalos for over $1,000,000 and headed out this way. You could list it higher maybe. I mean if you want top $.

The problem with land prices is "market desperation" or in other words, demand is far exceeding supply. Add in a variable like the Amish and you can ask $750K for your farm and get damn near close to that.

So, timber out all the good trees and make bank then parcel it up into 10-20 acre lots and sell them at inflated prices and make even more than $750K like they do. Win win.

Make sure you keep the mineral rights! That seemed to be a huge deal when I was looking to buy in OH. Apparently you guys love your minerals. I had to specify that when I bought here and they looked at me like I was crazy, but they did add it in!

One tract has a restriction on disturbing the surface to get minerals. If it will sell for more they can have the rights
