Best County to Buy In ?????

Seriously, why do you live here? It’s for the farmers, admit it, it’s for the farmers...
The question was taxes and SHTF preparedness. Neither are good in Ohio. Look at the map. Tn, Fl, Al, Ms, or La. Guess I could have thrown WV in there too, low taxes and low population density.

I don’t want to derail a bunch, just seems every chance you have to bash Ohio, you do. My honest first opinion when I seen this thread was “why not Illinois” already have a good hunting property out that way. But, Rich asked about Ohio. So I answered about Ohio places I’d be interested in buying land.

Dave I would love to move to Illinois.... But grandkids are in Jersey.. Its hard enough getting the wife to leave the area. We all know how that goes. So maybe a short 8 hr. drive back to visit them would be doable. Some days she sounds like agreeing with me others not so much. Got to convince her. Looks like the new gov is looking to double all motor vehicle fees along with increasing property tax. I say go for it. I want out of thiss hellhole and he may push her over the edge. And Ohio does put me much closer to Illinois, so I'll get more time out there and be able to hunt Ohio when not out there.
 
I'm originally from Illinois. Northwest suburbs of Chicago, Cook County. Fugg that place. I'm happy in NW Ohio.

Rich, I up and moved my wife and family from Alaska...I understand the battle ahead of you. I currently live 3.5 hours from my original home and and 3.5 days from hers. (By car) The people of Ohio is what makes this place so great to me. The people of TOO prove that with the generosity shown around here. That extends beyond the walls of this site. Sure Ohio has it’s rough people as well, but these good guys between go a long way.

When we moved to this little community down here in SW Ohio, we knew ZERO people. 4 years later we have impacted this community and it has impacted us. Our kids have grown leaps and bounds because of this community. Many of us here I’m sure can share the same stories. This is Ohio and I’m proud to say I live here and am part of it.

I truly hope you don’t need to make a move, moving sucks. Change sucks and not having that feeling of “home” sucks. Life is what you make though, don’t let it pass by being miserable. Only you can change it. Cheers

Oh come on dave. If the man is considering taxes and SHTF reasoning for choosing a location then nothing I said was incorrect. They arent Ohio but fit the bill better for his stated reasoning.

Funny that you think I'm bashing ohio every chance I get when in reality I'm simply pointing out the obvious in discussion. Perhaps if there were more positive qualities to the state then it wouldn't appear that i was bashing all the time and you wouldn't get bent out of shape about reality.

Every state has its problems, southern states are no exception. But if SHTF and taxes are the topic then its probably not wise to choose a state where 48% of the entire nations population lives within 400 miles of Columbus, and the tax burden is one of the highest in the nation. That's not bashing, thats the truth.
 
Ok... So what would you say is the average (rough estimate) on a ranch type home with 60 acres property in South East Ohio??? Currently I'm paying roughly $8 K on a 4 bedroom cape on an acre of property with an inground pool...

At least 50% less. Farm land if qualifies for AG tax credit value is about $125 per ac for RE taxes and RE taxes are paid in the $125 value which amounts to a few dollars. For Ag tax credit just have it farmed, fence it in and run a couple cattle or have someone bale it.

The realtor app for you phone has a feature where you can search by map and see homes for sale or that have just sold. If you look at them it has the property tax estimate in the listing. That may help you narrow down the area.

Joe... Thanks.. I seen that and yes every property is different as far as taxes are concerned... And as MK said farm assessment is also a determining factor. I realize Ohio is probably not my best bet as far as cost of living is concerned but N.J. is definitely going to go in the cesspool as far as sportsman are concerned. You think the Ohio deer herd has been decimated? What do you think having a season from Sept through Valentines Day does with basically unlimited does? I haven't bought an archery license here in like 15 years, only thing I hunted was the bears and that's commimg to an end. I have it great in Illinois but that's for roughly 3 weeks. I want to be able to walk out my back door and have a chance at a nice buck. Ohio might have that.
 
I really like the drive along 32 from Cincy to Athens especially around the 23/32 interchange. You find something not far off 32 there you’re sitting sweet between Cincy and Athens and Portsmouth and Columbus with better deer population than most areas and short drives to 4 cities along a nice stretch of highway. That’s just me.....:smiley_coolpeace:

My place is an hour from Cincy, Dayton, C-bus and Portsmouth. Taxes are high in my district though. 7.25%

No doubt on the deer hunting. Especially if you can find a place that is relatively protected. Ohio has the southern states beat on deer hunting but they have better waterfowl, turkeys, hogs and fishing. My wife and i drove past some MS deer and she said "oh my God, they're starving to death". Lmao. Every time we would pass a dog she would say "look at the deer" lol
 
Don't rule out Kentucky. They are such a sleeper state for deer. Taxes are lower. People density is lower than Ohio (in many locations there). Just a thought.
