So here is the back story....my survey was done on the early 1800s...by chains. Although they are damn accurate, the "pins" were trees or sunken rocks...none of which are there on this line.
This cat just moved in. He owns 8 acres. All other properties around him are 80+ acres and are mostly hunters. We share a 60 foot overhang where he wants to build a stage and have concerts with 30 some guests. Yep, you heard it right....this asshole wants to blast music on Saturday nights when I'm down there hunting and trying to relax. As you can imagine, I'm not a fucking happy camper.
I can imagine the drunks crossing onto my property barfing, pissing, throwing beer cans, let alone the traffic. 🤬
OMG that just sucks - hope you can stop him

His 8 acres would have been surveyed when it was sold off the larger tract. When you say you share an "overhang" with him, I'm assuming there's a structure on the property line you have joint access to?

According to him, he's not confident with his survey. I haven't seen it. The overhang is a rock outcrop where he wants to set up a band stage, with tables, electricity, lights etc. the stage would fit under the outcrop but half of it is mine.

If he builds it you just need a louder sound system. Blast what's new pussycat on a loop until his little business dries up.
 
I would have it servayed. Most decent people split the bill with their neighor. Have it survayed even if he doesnt agree to pay half.

As for the stage.
Most counties have noise ord even in rural areas. If enough people around complain even the laziest code enforcement offical will look into it. Country folks also have other ways of dealing with problems like this. Have any big trees near by that might uproot and fall on his stage? Set up a trap range.

In reality, if it is his, it is his to do what he wants with it. I have had some major problems the last couple of years with neighbors. Ended up building a barn to block them out of view. (Yes, that is a pile of straight trash. Fuck these people)

Why does he want it so close to ur property? And if u do have survey won’t he just move it a little which will still fuck u because of the noise etc

Spot on....that's why we like it out there....there are few regulations but it goes both ways right? I know I'm helpless to his plans, the only thing I can do is draw a line in the sand. He just bought the place a couple months ago.

I live in a rural township - we have both township and county zoning - agriculture being exempt from most -

I didn't say rural townships/counties were absent zoning, just that most zoning regulation/enforcement happens within municipalities, especially the enforcement component. I'm pretty familiar with where he's at and again, "zoning" as most people would recognize it, doesn't exist in this parts.
