Is there zoning? If so, are you permitted multiple home sites with what appears to be minimal road frontage?
Where I live it's one home per lot with a minimum road frontage of 150 feet but things vary township to township.

Mine too! It’s taken a long time to get to this point. Hopefully, everything goes as planned. I won’t be retiring at 60 now though but it’s worth it to be able to have the kids set up for life if they so choose.

Funny thing when we bought our property in the same county. I called someone from the county to find out about building permits. She told me that there was no building permits or zoning unless you lived in the city or if your township required them. So I called one of the township supervisors. I asked him about building permits and he said "permits???" like I had asked it in a foreign language. That is when I knew I picked the right place. LOL.

We closed on the property Friday and started recon this weekend. We hung cams, posted signs, a gate and dumped some corn to see what's around. Tyler walked up on a flock of turkeys...30+...and saw beards on 19, they were possibly all toms. We also saw a few deer and lots of beds.

That all depends on selling the Athens County property and our current house.

Pick the least wooded....the surrounding trees will die 0-15 years out with the disturbance.

It was finally warm enough to get on the pond and check the depth. A consistent 10 feet in the middle. We are hoping that’s deep enough. We did see some bigger fish hitting the surface but got no hits.

My wife made her decision on where to build. Of course it’s another 500 feet of driveway. It will be on this point in some variation.
