Found unicorn property

As you guys know I have been actively been looking for land in the Virginia, West Virginia border in the northeast part of the states. Have found several that we like but many of them are too steep, too expensive, hadn't ruled out a few, but just kept looking, no real rush.

Last night I was looking on fb marketplace, which is not easy to find property on, and rain across a unicorn property IMHO.

Messaged the owner, talked, he sent me videos of the drive into the property and lots of pictures.

Well we worked out a deal so I could put down a large deposit and close in March.

This 16 ac tract is boardered on 2 sides by a part of the George Washington National Forest, just a little 140,000 ac part.

On top of that it is a part of the forest that is kind of isolated from the larger parts so there are no hiking trails, no ATV trails, no horse trails, no campgrounds, no forest service roads.

To say I am not excited is an understatement, really in shock. I kept my faith and knew it would workout. I bought it without walking it or seeing it in person but he sent plenty of pictures and videos and I can tell what is going on from the topo and gis maps.
