Lumber prices😳

yet another expensive I was completely caught off guard with is trim!!!!.....this is crazy to me. Both amounts of wood cost 800 each. Top pick is red oak 3/4 t and g flooring 2.81 a sqft(happy to pay it). Bottom is poplar and pine some pre primed cheap stuff trying to save time and was hoping money as well for cheaper materials going into my kids section of the house. I feel my wallet has been violated looking at the bottom picture.... building a boat house,,,,bust out another thousand what the fuk...

Sorry, that hardwood was 800 the pine was 735, it still doesn't make me feel any better about it.

I heard on wowo this morning this countrys housing is heading for a crisis. Existing homes are falling in disrepair due to everything that's happened with the economy especially since covid. They said lower income earners used to have a tad extra and maintained property at least somewhat. I know around me personally a lot of nice country homes have become shit holes. Thankfully I'm not way to many grands away from finishing my train wreck of a project.

Just had a tenant leave one of our units and destroyed the place. Can't wait to buy materials after reading this. (Heavy on the sarcasm.) Ugh. I know the flooring is up in price.

So my property taxes and insurance went up $6000 on 10 properties. That would be $600/property. $50/mo/tenant if I pass the cost into them. Repairs are up. Utilities are up. Rents are up. I'm making less. Tenants are paying more.

To go along with what you are seeing in a decline in maintenance: If a person can't afford maintenance on their house with say a $900 mortgage, how can they afford $1200-1500/mo rent for a comparable place? It's a weird weird market for sure.

I don't know if it's lack of money, skills, knowledge or give a shit. Crazy times we are living in for sure.
