Thinking of selling..Mossy Oak or residential realtor?

Well, we found a nice place to retire here in Ohio about 5 minutes from our cabin. It has pretty much all of our non negotiables. I hope we can make it happen but there are many ifs. One of those requires us to sell the 84 acres that has our hunting cabin on it. I suppose it’s possible to live there full time but it has no running water other than a rain barrel system. So it has a hot shower, bathroom sink and kitchen sink. We found our place on Mossy Oak originally. And we are using a residential realtor for the potential new home. The question is whether to go with Mossy Oak who specializes in land, or go with our realtor for convenience. Thoughts on that?
 
The way land prices are right now you’d probably get top dollar from one of the “specialty” realtors as a lot of people looking for hunting properties look there. Not sure how their fees compare to a traditional realtor, that would certainly come into play. Talk to a few and see what you find out. Whitetail Properties is another one to look into.

He suggested checking multiple sources, and I highly suggest doing that and shop the hell out of it to find out who will charge you the lowest fees while still doing the job. The property will probably sell itself, so get it done for the lowest fee. The most convenient option might not make you the most money. But then again, if you trust them to work in your best interest, that's a big deal too.

Yep, they sure can - that's where realtors (and lawyers) come from.
 
We've dealt with Kaufman Realty on a few of our properties. No issues that I know of and they can auction it which may bring more money.

Couple years ago I had my farm apprised by two local realtors and WhiteTail Properties - Rich Flowers. To +1 what Isaa said - the Specialty listing def came in higher. He didn't pull any punches talking to me about the crap, strip mined land but put some premiums on the ponds and other features. They have a client waiting list - folks with cash ready to buy hunting land. Best of luck!
