Thanks guys! I'm pretty excited about it! The garage is 40x30 and that is a 13ft door in the center. Right now it's all the fun of packing and getting rid of stuff.. I have so many plans for it (most of which involve the garage) lol but gotta take it one step at a time.. Thanks again guys!

I will post more pics when all is said and done.. In case I didnt mention it before...... I HATE PACKING!!! I am however taking a break from the packing and moving stuff and gonna go hunt in the morning.. I have been so stressed the last few days its time to take a break and go relax in a tree..

Update..

Thanks to FEMA raising their rates and the house needing flood insurance I had to walk away from the house tonight. :tantrum: I know everything happens for a reason but I surely cant see it.. Our landlord wanted us out of the house and the end of Janurary im not too sure that will happen now..

The home owners are paying $100 per month for flood insurance now but since the rate increase I would have to pay over $250 per month, and that put me over what I am comfortable with paying.. Time to start from square 1 again and $1000 less in the pocket because of the inspections and surveys that I had to get done with that house..

honestly, i would double check to see that it needed flood insurance. they tried that one me when i bought my place only because i have a creek in my back yard. Due to my back ground, i called their BS and won. no flood insurance needed. if you can give me some specifics i will see what i can do for you. Believe it or not the govt will do whatever they can get away with. your place may be out of the 100 year flood plain and not need a thing they just dont take the time to actually research it.

Definitely check on the flood insurance if that is the only thing stopping this deal! Verify it is needed and who gave you that quote? Did you check with a few different companies?

Instead of throwing away the $1K, you have 6months covered on the extra $150/month.
I know you could find a better rate or a way to make an extra $150/month if you really want this home. Smoke or chew? There's a good portion buddy!

Milo I will pm you the details.. I checked with 5 different companys and they all came back with the same numbers.. What I found out is that since the govt didnt renew money to FEMA they had to jack their rates way up to compensate. The $1000... Inspection $300, elevation survey $500, and ernst money $250 (I should get that back). It sucks moose nads but on the flip side I have been pricing garages and my plan is to go bigger when I find a place to build it lol.. A buddy at work used to build them, and another guy is a certified electrican so the labor is covered :)
