Planning. One thing we've learning moving all over the great land for decades is some communities plan for growth and keep at least some brake pressure on developers and well, others are run by developers that bought the local politicians.

The 'shift' Covid created, White collar workers can work from ANYWHERE has totally F'aq'd this up. Used to be they had to be within ~60m drive a metropolitan area, that stacked the liba-bastards on top each other.

The 'shift' released them, out gobbling up land and real-estate, like a horde of really well funded zombies. Anyplace that had a good draw, beach, mountains, water, just 'elbow room' etc and didn't have a plan is being carved up at an exponential rate. We're seeing the ol'econimic principle kicking in, Scarcity drives Value. If you can built endless homes at place A too many people, If you can only build 10 at place A, the liba-bastard drones with wheelbarrow of cash and a $300K income "working from home" will get them.

I located mine this past weekend...The Sugar Shack Camp in Maine. 3rd fastest falling river in the "some kind of distance" east of the Mississippi says the ol timer, never freezes. Could have listened to her flowing in the dead silence surrounded by herds of deer and wind shaken pines forever!

We’ve talked about this same “what if” topic off and on and leaving our extended family’s seem to be the biggest sticking point.
BUT other than that we(including both girls) love Tennessee. It’s a Red state, home of Nashville, beautiful lakes, vast wilderness and 5-6 hours closer to beaches and more milder weather.

In the next 2-3 years Theresa and I will make our next move. We will sell the house here and head to our place in Tennessee. We will take the house money here and by a lot down on the Mississippi Gulf Coast. We will then have a house built unless we can find a house we like before we buy the lot. Our plan is to split time between the two places.

One of the reasons we moved to to the brown water side and not the emerald coast. The political refugees tend to move over toward blue green water in Al and Fl.

Our mainland beach water looks like the below most of the year but clears up in the winter. It's due to how shallow the gulf is out to the barrier islands, and our proximity to the Ms river outlet. It's not so much silt as it is organic tannins from vegitation as the water came down the MS river and through the south louisiana marshes. It's also what produces the nutrient rich environment for seafood like shrimp, oysters and crabs.

8 miles offshore on an easy lumbering boat ride of about 15 minutes the water looks like this. Part of the Gulf Island nation seashore open for use. Just boat on out, anchor and make a day of it.

Where we’re at works fine for me. I was born in Columbus and have spent 30 of my 40 years here. I moved around enough in the other 10 years to last a lifetime. I could live out my days in this house and be perfectly content. We both make our living within city limits and head to the ‘burbs when the day is done. Close enough for all the big city conveniences and far enough out to be away from the bullshit. And we can retreat real quick when we need/want to get the hell out. Can’t imagine we’ll be considering a move elsewhere until we’re nearing retirement

For the record Oklahoma is the only state that all counties voted red. If your trying to get away from the drug problems your shit out of luck. It’s everywhere even in the richest neighborhoods. People enjoy different things in life so whatever your core happiness is you will have to go with that. I like country off the edge of a small city. It’s the best of both worlds.
For me I can go w a cabin in a seclude forest, the wife not so much, so here I am. I’m good w just staying and traveling for extended stays in other locations, also during hunting season.

I’ve got maybe 10 years left on my shelf life, might as well do it where it’s not as cold and where the wife is happier. Life is short, go do what you want. If you get there and it’s not what you figured? Move again and look for it…. We basically threw a dart at a map and bought a place there. We lucked out, and here is where we’ll be when until the end…. Great, down home folks who look out for each other and actually care about their neighbors…. I might be a yankee too them, but I’m no damn yankee!!!!

Amen, I was too comfortable in Ohio, drug my feet because change was too much too deal with, kick myself for doing that. Hug the wife daily for making me step out of my comfort zone. Don’t get me wrong, I miss my buddies and time we spent together on the water and the woods…. But I can still visit them for that fix!

First off J any Yankee that moves here will always be a damn Yankee. Lol, but Ohioans are more midwesterners.

Second NC sucks don’t come here. 😜

Lived here all my life, it does have just about everything, plenty of rural area, lots of national forest and state game lands. I can be in the mountains in a little over an hour or I can be at the beach in a little over 3 hours. We usually get one or two good snows a year. Like it has been stated, stay out of the big cities and the people, (usually people from NC) are friendly, helpful, caring people.

if I were to move anywhere it would be Montana or Wyoming

NC does suck.....but I will be there within 10 years. My guess is Wilmington or Morehead living in a condo where I can walk down and get on the boat

Wilmington is a cluster fuck these days. 10lbs of shit in a five pound bag…. But, it’s a nice area besides all the people and traffic 😂

We left in 2010 and I have not been back since. I am sure its grown up even more. I know there are alot of places between the two of them. The only spot that I know I will never to is topsail/Sneads fairy.
