Planning. One thing we've learning moving all over the great land for decades is some communities plan for growth and keep at least some brake pressure on developers and well, others are run by developers that bought the local politicians.
The 'shift' Covid created, White collar workers can work from ANYWHERE has totally F'aq'd this up. Used to be they had to be within ~60m drive a metropolitan area, that stacked the liba-bastards on top each other.
The 'shift' released them, out gobbling up land and real-estate, like a horde of really well funded zombies. Anyplace that had a good draw, beach, mountains, water, just 'elbow room' etc and didn't have a plan is being carved up at an exponential rate. We're seeing the ol'econimic principle kicking in, Scarcity drives Value. If you can built endless homes at place A too many people, If you can only build 10 at place A, the liba-bastard drones with wheelbarrow of cash and a $300K income "working from home" will get them.
