Sounds like y'all are buying a whole lot of work. I'd buy a place with about 1,000 acres of timber. Live in the middle of it and sign a 10-year $0 lease with two young fellas ate up with bowhunting with the lease stipulation that they have to hang stands, plant plots, and keep the trails clear. I'll even buy the stands so they're big, comfortable, and good quality but they gotta hang em. Use my tractor, fuel, seed I don't care, but I'm not lifting a finger.
Then I'd book about 7-8 hunts a year out of state for whatever I want to kill and let some other darn fool do all that property maintenance and improvement. Tell chef I want two PB&J, a bag of classic lays and a thermos of black coffee. Let the guide know to have the buggy ready to roll at 5:30.
