Looks like my UTV will arrive next Wednesday. At the rate spring is arriving, maybe I will get a chance to use it by August.

Trying to keep up with Mr. Hicks...
A vacant wooded lot became available next to me this past weekend when the realty sign went up. $ 50k for 6.2 acres of hardwood.
I put a cash offer on it for $ 30k. The realtor got back to me today with the following, "The seller appreciates your offer and will think about it. Get back with you in a couple of days."
Not sure what that means, but it wasn't a "No Thank you".
So, I sit.....and wait....with fingers crossed.
With my 6.29 plus 6.2 would provide me a nicer spread.

You are way ahead of me. I would have put that money into a bunch of used equipment to take up room and cost me more money. lmao
During a break in the rain me and the dog took a little stroll through the woods and fields out back. I was kind of shed hunting, but mainly just wanted to stroll through and let the dog run. As usual I didn't find any sheds, but the dog did get on a few rabbits. I feel bad when she gets on rabbits this time of year, but she loves it!! It was just a nice day to be out.

Shot my bow yesterday & today. First time since late January. Felt good and actually had decent groups out to 50 yards. The kids shot TOO which is always a plus!!
Had a dream about bow hunting last night. Closest I have gotten to shooting my bow. Good for you Curran!
My son and I swapped a basement window he broke with the soccer ball today. Took a break to shed hunt for an hour. Headed to Menards for more materials. Came home and finished it up. Life is good.

Timber value I'd estimate at $ 10k.
I will assume mineral rights though there are two leases signed on it. I'm assuming one of the two are valid. My attorney will need to sort out that mess.
Ask $ 49,900
Offer $ 30,000
Buyer counteroffer $ 41,000
Sold at $ 31,000
That should expand my footprint here in suburban America to 12.5 acres. Not a bad slice of elbow room.

Congrats Ben! Wife and I just left the bank After closing on our latest acquisition. Brick ranch 3 unit apartment. Writing the check hurt but it cash flows strong. Hope all goes well and you close with no snags!
