Thing is, your pops is going to get his money either way. Either in a big chunk from your bank loan, or slowly trickled through your land contract. My initial thought is you should take advantage of these low interest rates while you can by financing with a bank, then your dad can take that fat check and reinvest it. He will likely make much more than 3% on his money.It's definitely a head-scratcher to some degree. We're supposed to be entrenched in dire financial times, yet we're hoarding cash, cars, campers, guns, etc. at a record rate. It's not all stimulus money either. Honestly, I think a portion of it can be allocated to a renewed sense of "Carpe diem" that people are feeling after this lockdown. More living in the present. More rewarding yourself. More preparation to defend what's yours. Etc.
I talked to dad over the weekend about our land contract and whether he wanted to follow through with a spring closing or keep getting a monthly check. For me, low-interest rates and an up housing market says I should close, yet I don't want to owe a bank for my house, I'd rather owe my pops and pay him the 3% interest. He'd also rather have me pay him monthly and make that 3%, so it was a short conversation, but Tracie and I are definitely taking a risk. If we wait a few years and then we have to close, interest rates may boom and the market could tank. It could cost us into the six figures on the deal if things inverted enough. Damned if you do, damned if you don't.

Those long trucks are nice but you do have to plan your u-turns and pick parking spots wisely.So I mentioned in the camping thread about how I thought I broke a belt in one of my truck tires. Turns out I had a bigger issue with the tires and had two bad. Research turned up that it was somewhat of a common issue with the General M/T. Tread separation from the sidewall. Creating a bump in the tire. This happened to both rear tires.

So after talking with some people I was all over the place about what to do. I’ve been unhappy with the wheels and tires from before buying the truck. I finally found a guy that was willing to listen to me and what I wanted. (Troy from XTP diesel and off-road) We ended up with trying the new Toyo AT3 325/60/20 and keeping the rims I already had. 50,000 mile warranty on a tire of this size is what sold me.

I can’t stress enough about the importance of tires. Sure the ones on the truck were less than half the price of what I just put on. But what would it of cost me had one of those let go while towing the camper with the entire family? I just couldn’t sleep well with that on my mind, so I went with what I thought was the best of the best. I also went ahead and spent the money on a 4 wheel alignment to ensure I started the new tires with them having the best chance. They should last a while, because I can’t turn very sharp!
