Another swing and a miss. Manufactured home that hasn't been taken care of for the last 11 years. Pretty much since the current owners bought it. The place smelled of cigarettes, dirty taint and mold. It would be a full gut, mold remediation, hiring an electrician to figure out what the miles of exposed wiring was (I do everything myself, but this was next level wiring fuckery!) All that at a top dollar price. 🙄 My offer would have been less than half of where they started. Just not going to happen.

Can anyone tell me what in the heck is going on with the roof at the back part of the house?! The description states it is a "bonus room" that is off of the master bedroom. It is part of the house and isnt a porch. It looks like it might have been a covered patio and turned into part of the house with siding. They just had a new roof put on it this month. It looks like the underlayment is saggy? Not thick enough? Im thinking they wanted a new roof to sell it, but didnt want the expense of putting the correct thickness plywood? I would think it is strong enough if they were walking on it...but what the heck? The square pattern is throwing me off. Thats not how rafters run?!

Something like that I was guessing. I wonder if the depressions will hold water and eventually mold or worse hold water and it turns to ice, expanding and causing damage over time.

Everything else I see about this property screams upkeep and maintenance. It looks great from what I can tell. Just that dang roof and it might not be that big of a deal. I wonder if he would freak if he was home and I got up on the roof. 🤣

I hope the homeowner is home so I can ask. I always like meeting the homeowners to feel them out. Noone wants to be personable anymore. Here I am talking to everyone I meet!

If you’re interested in the house, work it out in the deal. Get an estimate and deduct it from the price of the house.

The squares werent as pronounced in person, but the homeowner did confirm it had been a porch that was turned into a room. House was great, clean, everything was newer. Land was kind of neat. I could only walk back 50 feet before it was too thick. He had cut trails but they were over grown and he hasnt gone back there in the last 5 years because he is getting too old. He said he has 4 stands down in there. The house is close to the road, but there were only 3 cars that went down the road in the 2 hours we were there and 2 of them were people tk randomly stop to look at the house.

Heres the not so good. 1400 feet down the road there is a mobile home. Im guessing no water or power. There was a guy sitting out 5 feet off the road in a love seat. A literal love seat with his Rottweiler and German Shepherd roaming around. No car on the property. The garage opening had baby blankets hanging in the door way, no garage door. Spray painted cardboard with no trespassing and keep out. It looks like he hasnt thrown anything away for 2 years and he threw everything into the front yard. He was the king of his trash heap. That freaks me out. I cant deal with mental issues. I can deal with hillbillies, but not whack jobs. The other neighbor across the road is Amish, which Im ok with. The owner said he is friends with them and they always come over to use his phone and microwave. What?! Lol. Cheaters.

That trash king has me second guessing the whole thing. I dont think Im better than anyone, but that doesnt mean I want to deal with him as a neighbor!

If you're looking for Eden then good luck. Everywhere has its ups as well as its downs. If you like the property and it's in your price range then I'd pull the trigger. Deal with the dipshit down the road later.

I've been looking for "the right place" for 15 years. Maybe I'm being to picky, maybe I've passed on to many. IDK. It can get frustrating!

I'm with Giles. You have to feel it. I don't know you at all, but I would say trust your gut.
